Custom Home Builders in Manotick
Village lot, riverside property or rural acreage, build a home designed for the land you have, with one team from the first site visit to the keys.
Custom Home Builders in Manotick, on Your Terms
Manotick gives you choices most of Ottawa does not: a lot in the village, a property on the water, or acreage on the rural edge. As custom home builders in Manotick, OGC designs each house around its own lot, so a riverside home faces the water and a rural home sits where the ground and the septic bed work best.
Servicing is the first question. Parts of Manotick are on municipal services, while many lots run on a private well and septic system. Two neighbouring lots can be planned very differently, which is why every custom home in Manotick starts with a site visit and not a stock plan.
Building new also gets you what a resale home rarely offers: a layout made for your family, current energy performance and finishes you chose. If you would rather update the house you have, see our home renovations in Ottawa. For bigger rural parcels, read about large lots in Ottawa.
- Municipal services or well and septic, confirmed up front
- Floodplain and slope screening on riverside lots
- A design built around your views and your lot lines
- One fixed-price contract for the whole build

Manotick Home Builders, From Lot to Keys
In Manotick the lot decides more of the plan than anywhere else in the city. Here is how a custom home goes from site visit to handover.
We start on site. Is the lot on municipal services or a well and septic? Does any part of it fall in a floodplain, on a slope, or within 30 metres of a wetland? What does the zoning allow? Those answers shape the footprint before design begins.

The building permit comes from City of Ottawa Building Code Services. On a lot with a septic system, the Rideau Valley Conservation Authority approves it on the City's behalf. On a riverside lot inside a regulated area, a conservation authority permit is added: RVCA's 2026 fee for a new residence is $670 inside the regulation limit but outside the floodplain, and $2,110 within a slope or floodplain hazard.

What a Custom Home Costs in Manotick
Ottawa-wide ranges by tier. In Manotick, whether the lot is serviced and whether it touches the river shape the site budget.
Design and Size
A simple footprint costs less per square foot than a complex one. Extra wings, vaulted rooms, large window walls facing the water and structural steel all push the number up.
Finishes
Cladding, windows, flooring, cabinetry and fixtures decide which tier a home lands in. Choosing stone or fibre cement, hardwood, and triple-pane glazing moves a build up a tier.
Site and Servicing in Manotick
A serviced village lot connects to municipal water and sewer. A rural or riverside lot may need a well, a septic system (the 2026 RVCA fee for a new Class 4 or 5 residential system is $990) and a conservation authority permit. Geotechnical work is added where soils or slopes call for it.
The ranges are for construction only; land, design, permits and landscaping are separate. A new home started between April 1, 2026 and March 31, 2027 may qualify for up to $130,000 in Ontario's enhanced HST rebate, and the City of Ottawa cut its development charges for new homes in July 2026. Manotick Custom Home Questions
Construction ranges from about $315 to $330 per square foot for a value build to $420 to $450 for premium and $500 to $1,100 or more for luxury. On a 2,500 sq ft home that is roughly $787,500 to more than $2.75 million. In Manotick, add servicing: a municipal connection on a serviced lot, or a well and septic system on an unserviced one. See the custom home cost guide.
Construction typically takes 8 to 12 months for a value build, 12 to 18 for premium and 18 to 24 for luxury. Design, the building permit, and any septic or conservation authority approval come first. More on how long it takes to build a house in Ottawa.
Yes. We check servicing, zoning and the land itself before you commit. Village zones in Ottawa vary from about 360 to 8,000 square metres depending on the subzone, so there is no single minimum, while rural RR and RU zones generally call for 0.8 hectares and 50 metres of frontage for a detached home.
The usual tool is a construction mortgage (a progress-draw mortgage), which pays out in stages as the house reaches set milestones. Buyers who purchase the lot first often use a land loan or a combined land and build mortgage. See our guide on how to finance a custom home build in Ottawa.
That is decided at the design stage. Insulation levels, window choices, airtightness and the heating system are planned together, and we show you what each upgrade, such as triple-pane windows, adds to the budget.
Only some Manotick lots need them, since parts of the village are on municipal services. Where a septic system is needed, the Rideau Valley Conservation Authority approves it on the City's behalf, usually within 5 to 10 business days of a complete application. A new well is built by a licensed well contractor, who files a well record within 30 days and tags the well.
Often, on a riverside lot. Under Ontario Regulation 41/24, development in a floodplain, on unstable slopes or soils, in a wetland or within 30 metres of one needs a conservation authority permit, which does not replace the building permit. RVCA's 2026 fee for a new residence is $670 inside the regulation limit but outside the floodplain, and $2,110 within a slope or floodplain hazard.
