What We Check in a Kanata Basement
Same city, very different houses. These are the four questions that decide a Kanata basement.
Across much of Kanata, bedrock sits near the surface. That is why some homes here have shorter basements than their equivalents in the south end, and it changes two things. Lowering a slab to gain height may mean breaking rock, not soil, which is a different job at a different price. And excavating for an egress window well outside can hit rock a metre down. We establish what is under the house before promising you a bedroom or a suite downstairs.
A Beaverbrook home from the early seventies typically means lower headroom, an older panel, and mechanicals that were never meant to serve a finished lower level. Bridlewood and Katimavik from the eighties and nineties sit in between. Kanata Lakes and Morgan's Grant homes usually have the height and the capacity already. The assessment tells us which conversation we are having, and it changes the design, not just the price.
More Kanata basements get finished as offices and studios than anywhere else we work, and the ones people actually use have three things in common: daylight from a real window, layered lighting instead of a grid of pot lights, and enough circuits that a workstation and a space heater do not share a breaker. Sound separation from the family upstairs matters more than any finish choice. We plan all of that at design stage.
Kanata is fully serviced, so zoning reliably supports three units on the lot, and there is no size cap on an interior additional dwelling unit.
