A Hundred Years Below the First Floor

Most of the Glebe went up between roughly 1900 and 1930, which puts your basement in a different category from anything in the suburbs. Expect rubble stone or early block walls, joists closer to six and a half feet than eight, a beam and posts down the middle, cast iron and clay drains, and occasionally remnants of knob-and-tube in the ceiling.

It is also the neighbourhood where reclaiming that space pays the most. Lots are narrow and fully built out, Carleton and downtown are both minutes away, and the demand for a well-built lower-level suite is constant. What a Century Home Asks For

Four conditions we expect to find under a Glebe house, and how each one gets handled.

A basement dwelling unit needs 1.95 m of clear height over its required floor area, and very few original Glebe basements have it. Getting there means underpinning, which extends the footings deeper in engineered sections and keeps the full floor area, or benching, which is cheaper but gives up a band of floor around the perimeter. On a narrow Glebe footprint, losing that perimeter often matters, which is why underpinning is more common here than anywhere else in the city.

A rubble stone wall is not flat, not uniform, and not waterproof, and the clay or cast iron drains around it are a century old. A stone basement can be beautiful finished space, but only when it is allowed to dry rather than sealed shut.

Excavating beside a shared foundation is a different job from excavating in the middle of a suburban lot. Sequencing, shoring, and engineering all have to account for the structure next door, and access is usually a narrow side yard with no room for a machine. This is normal work in the Glebe and it is entirely doable. It just needs an engineer, a plan, and a contractor who has done it before rather than one improvising on site.

A basement bedroom needs an escape window with at least 0.38 m² of openable area, no dimension under 460 mm, a sill no higher than 900 mm, and about a metre of clear space in front of any window well. Cutting that into stone is real structural work. And where a property is designated or sits inside a heritage conservation district, exterior alterations can need heritage approval on top of the building permit, so we confirm the status before designing the opening.
