Custom Home Builder in Kanata
Rebuild on the lot you love, build on an infill lot, or start fresh on an estate lot, with one team handling the design, permits and construction.
A Custom Home Builder in Kanata, on Your Terms
Kanata's newer streets were built out by production builders, and buying from one of their phases is the quickest way into a new house here. Some families want more control than that. As a custom home builder in Kanata, OGC designs and builds a single home for your lot: a teardown rebuild, an infill lot, or an estate lot at the edge of the suburb.
Each of those starts differently. A rebuild starts with the existing house and the trees around it. An infill lot starts with zoning and servicing. An estate lot may start with whether it is on municipal services at all. We sort that out on site before design begins.
If renovating suits you better, see our home renovations in Ottawa. For a smaller, permanent second home on your current lot, see our tiny homes in Kanata.

Kanata Home Builders, From Lot to Keys
A Kanata custom home follows the same six stages whether it is a rebuild or a new lot. The first and third are where your lot makes the difference.
We confirm what kind of build this is. On a rebuild, the existing house, the trees and the neighbours set the limits. On an estate lot, servicing comes first: a lot on a well and septic system is planned around them.
- Zoning and lot review
- Servicing confirmed
- Tree survey
- Demolition planning if needed
Your designer develops the plan with you and you walk it in 3D before anything is engineered. See our home design process.
- Floor plans and elevations
- 3D walkthroughs
- Site plan
- Finish selections by tier
We prepare the drawings for City of Ottawa Building Code Services, including a grading plan for any footprint over 55 square metres. On a lot with a septic system, the Rideau Valley Conservation Authority approves it on the City's behalf. Geotechnical work is added where soils or slopes call for it.
- Structural engineering
- Grading plan
- Septic approval where needed
- City of Ottawa building permit
The scope, the selections and the price are fixed together, so the contract you sign is the budget you build to.
- Itemized fixed-price scope
- Schedule with milestones
- Selections confirmed
- Tarion enrolment
One project manager runs your build. Value homes take about 8 to 12 months of construction, premium 12 to 18 and luxury 18 to 24. More on how long it takes to build a house in Ottawa.

What a Custom Home Costs in Kanata
Ottawa-wide construction ranges by tier. In Kanata, a rebuild and an estate lot carry different site costs.
Design and Size
Complexity costs more than square footage. Multiple wings, high ceilings, large window walls and structural steel raise the cost per square foot.
Finishes
Windows, cladding, flooring and cabinetry move a home between tiers. Fibre cement, hardwood and triple-pane windows are the common step-ups.
Site Work in Kanata
A rebuild adds demolition and tree protection where it applies. An estate lot may add a long driveway, a well and a septic system. Every lot needs excavation and grading.
Ranges exclude land, design, permits and landscaping. Starting construction between April 1, 2026 and March 31, 2027 can unlock up to $130,000 under Ontario's enhanced HST rebate, and the City of Ottawa lowered development charges on new homes in July 2026. Most value builds finish in 8 to 12 months of construction; premium homes take 12 to 18 and luxury homes 18 to 24. More on how long it takes to build a house in Ottawa.
Yes. We review zoning, servicing, size, trees and any existing structure before you buy, and on a larger lot we confirm whether it is on municipal services or would need a well and septic system.
Financing normally comes through a construction mortgage that advances money in draws, tied to milestones in the build, and converts to a regular mortgage at the end. If you already own a home, its equity can help cover early design and permit costs. See our guide on how to finance a custom home build in Ottawa.
Yes, by design. We plan insulation, windows, airtightness and heating together, and price upgrades such as triple-pane windows so you can choose what to include.
Yes. We take care of demolition, the grading plan, servicing and any tree protection, then build the new home. Read more about infill home construction and what counts as an infill lot in Ottawa.
Ottawa has two zoning by-laws in force at once, By-law 2008-250 and By-law 2026-50, and the more restrictive provision applies where they differ. For planning, assume up to three units on a serviced lot and two on well and septic. See Ottawa's 2026 zoning by-law and custom homes and minimum lot sizes by zone.
