Kanata Kitchens Span Five Decades. Most Are Overdue

From Beaverbrook's 1970s homes to Kanata Lakes' 2000s two-storeys, the one thing Kanata kitchens have in common is that they were built for someone else's life.

A narrow kitchen in a 1978 Beaverbrook home. A closed-off layout in a 1994 Bridlewood semi. A Kanata Lakes kitchen that looked fine at move-in and has felt dated ever since. These are the three most common kitchens OGC renovates in Kanata. The neighbourhood has changed. It's grown into one of Ottawa's most established communities, but a lot of the kitchens haven't kept up. That gap between what the house is worth and what the kitchen looks like is exactly what we close.

The Kitchen Problems We See Most in Kanata

Kanata covers a wide range of housing stock and build eras. The kitchen problems vary, but they follow predictable patterns by neighbourhood.

Homes built in Kanata's earliest neighbourhoods (Beaverbrook, Katimavik, Brent) were designed around galley-style kitchens tucked behind the main living space. They were practical for a 1970s household. For the way families cook and gather today, they're a bottleneck. We open up the floor plan, widen the kitchen, and connect it to the living area properly.

The homes built across Bridlewood in the 1990s and Kanata Lakes in the 2000s came with kitchens that were perfectly adequate for their price point at the time. Twenty to thirty years later, the cabinets are warping, the laminate countertops are lifting, and the layout no longer reflects how the family uses the space. These are among the most common renovations we do in Kanata: a clean replacement of everything, in a better layout.

Kanata households tend to be active: dual-income, busy, social. Kitchens without an island become a problem fast. There's nowhere for the kids to sit and do homework while dinner is being made, nowhere to set out food at a gathering, and not enough counter space for two people to cook at once. Adding a proper island or redesigning the layout to fit one is one of the most transformative changes we make in Kanata kitchens.

Homes in Beaverbrook and Katimavik are old enough that we sometimes find aluminum wiring, cast iron drain lines, or plumbing that's been patched over the years. We include a discovery allowance in every quote and walk you through anything we find before spending a dollar of it. No surprises on your final invoice.

What Does a Kanata Kitchen Renovation Cost?

The price depends on how much you're changing, what materials you choose, and whether structural work is involved. Here's what Kanata homeowners are spending at each level.

$50K – $80K
Builder upgrade
new cabinets, countertops & appliances in the same footprint
$80K – $120K
Open-concept conversion
wall removal, custom cabinetry & premium finishes
$120K+
Full transformation
structural changes, luxury finishes & complete redesign

Cabinets & Storage

Cabinets take up 30–40% of your budget. Stock options run $160–$380 per linear foot. Fully custom goes $600–$1,200+ per linear foot. For most Kanata upgrades from builder-grade, semi-custom is the sweet spot, especially when you're adding storage for a busier household.

Countertops & Surfaces

Laminate countertops common in older Kanata homes run $24/sq ft. Quartz, the most popular replacement, runs $75–$150/sq ft. On a standard 28 sq ft kitchen, that's $2,100 to $4,200 for quartz alone, before edge profiles and waterfall details.

Labour & Structural Work

Labour is 20–35% of your total cost. In older Kanata homes, opening up a load-bearing wall between the kitchen and living room adds structural engineering, beam work, and sometimes electrical upgrades. OGC includes all trades under one contract.

Questions About Kanata Kitchen Renovations

Answers to the questions we hear most often from Kanata homeowners, including a few that are specific to the area's housing stock.

Most Kanata kitchen renovations fall between $50,000 and $150,000, depending on scope, materials, and whether structural changes are involved.

A builder-grade replacement (new cabinets, countertops, and appliances in the same footprint) typically runs $50,000–$80,000. An open-concept conversion with wall removal and custom cabinetry lands in the $80,000–$120,000 range. Full transformations with structural work, luxury finishes, and a complete layout redesign start at $120,000+.

Older Kanata homes in Beaverbrook or Katimavik sometimes carry additional costs if electrical or plumbing upgrades are needed once the walls are opened. OGC includes a discovery allowance in every quote and won't spend it without your approval.

It depends on what's changing. Replacing cabinets, countertops, and appliances in the same location does not require a permit. The moment you move plumbing, add or move electrical circuits, or touch a wall, load-bearing or not, a City of Ottawa building permit is required.

Kanata falls under the same City of Ottawa permitting jurisdiction as every other part of the city. OGC handles the full permit process: application, drawings, fees, and inspection scheduling, so you don't have to manage any of it.

From your first consultation to the final walkthrough: 2 weeks for a basic rip-and-replace, 3–5 months for a full renovation with structural changes.

Most of the elapsed time isn't active construction. It's planning, permit approval, and cabinet lead times (typically 4–8 weeks from order to delivery). Active on-site work (demo, rough-in, cabinet install, countertop templating and fabrication, finishing) runs 6–10 weeks for a full project.

We recommend budgeting 4–6 months total from the day you sign to the day you cook your first meal, and planning accordingly for a backup cooking setup during the build phase.

Yes, and it's worth knowing upfront. Homes in Beaverbrook, Katimavik, and Brent built before 1990 may have aluminum wiring, cast iron drain lines, or knob-and-tube wiring in parts of the home. None of these are dealbreakers, but they need to be addressed when the walls are open.

Aluminum wiring connections require pig-tailing with copper at every device. Knob-and-tube in the renovation area must be replaced to meet current Ontario Electrical Safety Code. Cast iron drains can sometimes be retained if they're in good condition — a plumber assesses this during demolition.

The renovation phase is the lowest-cost time to deal with these issues, since trades are already on site and walls are already open. We include a discovery allowance in every quote and walk you through anything we find before spending a dollar of it.

Usually yes, but the space needs to support it. Building code requires a minimum 42 inches of clearance on all working sides of an island. In a typical Kanata galley or U-shape kitchen, that often means adjusting the layout, removing a wall, or reconfiguring the cabinetry run before an island fits properly.

We assess your kitchen's dimensions and layout during the free consultation and tell you exactly what it would take to add one. Some kitchens accommodate an island with only minor changes. Others need a more significant reconfiguration. We'll show you both options in 3D before you commit to anything.

The process varies significantly depending on whether the wall is load-bearing. A non-load-bearing wall can be removed for $1,500–$3,000. A load-bearing wall requires a structural engineer, a replacement beam, and a City of Ottawa permit, typically adding $8,000–$20,000 to the project.

In many Kanata homes, particularly the two-storeys in Bridlewood and Kanata Lakes, the wall between the kitchen and living room is load-bearing. OGC assesses this during the consultation and brings in a licensed P.Eng. to design the beam solution when required. We submit the permit, install temporary shoring, remove the wall, install the beam, and close everything up, all under one contract.

Cabinetry is typically the largest single cost, accounting for 30–45% of a kitchen renovation budget. Semi-custom cabinets run $160–$380 per linear foot. Fully custom cabinetry ranges from $600 to $1,200+ per linear foot, depending on materials and complexity.

After cabinets, the next biggest line items are countertops (quartz runs $75–$150/sq ft), appliances, and labour. If structural work is involved (wall removal, beam installation, plumbing relocation) that labour can match or exceed the cabinet budget on its own. We itemize every cost line in your quote so you know exactly where your budget is going before work starts.

Yes, most Kanata homeowners stay in their homes during a kitchen renovation. It requires some planning, but it's very manageable for most families.

Expect dust, noise during working hours (typically 7:30 a.m. – 4:30 p.m.), and no kitchen access during the active build phase. We recommend setting up a temporary kitchen in your dining room or basement: a microwave, mini fridge, and electric kettle go a long way. We use dust barriers and floor protection throughout and clean up daily before we leave.

A rip and replace keeps your kitchen in exactly the same footprint. Everything comes out: cabinets, countertops, flooring, and new materials go in at the same positions. No plumbing moves, no wall changes, no permits required in most cases. Faster and less expensive. Ideal for kitchens where the layout works but the finishes are dated.

A full renovation changes the layout: walls come down, plumbing moves, the island goes where the peninsula was. This is the right choice when the bones of the kitchen are wrong, not just the surfaces. It requires permits, structural assessment where applicable, and more time, but produces a fundamentally different result.

Yes, OGC offers financing options that let you start your kitchen renovation without paying the full amount upfront. Ask your project consultant for current terms during your free consultation.

Many Kanata homeowners also use a home equity line of credit (HELOC) to fund renovations. Given Kanata's strong property values, most established homeowners have meaningful equity available. A kitchen renovation in this price range typically returns strong value at resale, making it one of the better-leveraged uses of home equity.
