Home Renovations in Nepean
Nepean is home to OGC's office, and to streets of houses from the 1950s and 60s that are ready for kitchens, bathrooms, basements, and open main floors.
Home Renovations in Nepean, From Our Own Backyard
Nepean homeowners often have the lot and the location they want. What they do not have is a main floor that opens up, a bathroom that works for the family, or a basement that is more than storage. Home renovations in Nepean are how you keep the neighbourhood and update the house.
Nepean's urban area spread through the 1950s and 60s, so many houses here are now sixty years old or more, with layouts and systems from that era. OGC's office is at 1886 Merivale Road in Nepean, and as a design-build renovation company we take projects from the first drawing to the final inspection.
- One team from design to final inspection
- City permits and inspections handled
- 3D design before construction
- A fixed price and a 7-year warranty

Family bathrooms, primary ensuites, tub-to-shower conversions, and basement bathrooms. We plan the layout and the plumbing together, waterproof the shower before the tile goes on, and handle the permit when plumbing is altered or extended. Bathroom renovations in Nepean are run by one project manager from demolition to the last fixture, so you are never coordinating a plumber, a tiler, and an electrician yourself.

Rec rooms, bedrooms with egress, bathrooms, and secondary suites, built dry from the foundation up. Our Nepean basement page covers what local basements need and what they cost.

When the house has run out of room, an addition can be the alternative to moving. We design rear and side additions, second storeys, and sunrooms in Nepean to match the existing house, with the zoning review, engineering, and building permit handled before construction starts. Foundations, rooflines, and how the new space joins the old one are worked out on paper first.
Home additionsWhole-Home and Main-Floor
Opening up walls, reworking a main floor, or renovating the whole house at once, with the structure engineered and permitted properly and one schedule for every trade.

A suite for a parent, an adult child, or rental income, with its own entrance, fire separation, and egress. Ottawa zoning on a serviced lot supports three units, so many Nepean homes have room for one.

What Nepean Homes Ask For
What a Nepean house usually asks for, by era.
Manordale and Lynwood Village were built from the late 1950s to the mid 1960s. In a house that age, the plumbing and electrical deserve a look while the walls are open, and the layout often reflects how families lived then.
Centrepointe has been building since 1984. In a house from that era the structure is usually sound, so the budget goes further on layout and finishes, starting with the kitchen and the bathrooms.
Removing a wall between the kitchen and living room needs a building permit and, often, a beam. We have the structure assessed and include the drawings with the permit application.
Two zoning by-laws apply in Ottawa right now, and the more restrictive one wins. On a serviced lot, plan on three units in total, so an in-law or rental suite is realistic in many Nepean homes.

Nepean Renovation Questions
It depends on what changes. The City of Ottawa requires a building permit to add or remove walls, create or enlarge a window or door opening, make structural repairs or foundation and drain tile repairs, and alter, add, or extend plumbing. Swapping fixtures in the same place and cosmetic work generally do not need one. Electrical work is separate: it is reported to the Electrical Safety Authority through a notification of work by a Licensed Electrical Contractor, and inspected before it is covered. OGC prepares the drawings, applies for the permit, and books the inspections. See our guide to electrical permits.
Yes. Bathroom renovations in Nepean are run by the same team as every other project: the layout, the plumbing, waterproofing, tile, and the building permit where plumbing is altered or extended. Replacing fixtures in place generally does not need one. See our bathroom renovations page, and our guide to bathroom renovation permits.

Usually the layout and the systems together. Houses in neighbourhoods like Manordale and Lynwood Village, built from the late 1950s to the mid 1960s, may still have their original layout, plumbing, and electrical. A renovation contractor in Nepean should plan the systems work alongside the new layout, so the walls are opened once.
It depends on scope far more than square footage. Scope and structure come first: whether walls, plumbing, or windows move. Then the systems an older house needs brought up to date, and then the finishes you choose. We give you a fixed price once the design is set. For detail by project, see our cost guides for kitchens, bathrooms, basements, and additions. Our pages on kitchen renovations in Nepean and basement renovations in Nepean cover local pricing for those projects.
